en Suelo Urbano Residencial ,para m\u00e1s tarde, proceder a su reurbanizaci\u00f3n adaptando su uso a uno m\u00e1s adecuado a las necesidades de la zona.<br \/><br \/>La idea del proyecto surge a partir del deseo de <strong>conectar Alfaro<\/strong>: Por un lado, el n\u00facleo urbano , y por otro, la futura ampliaci\u00f3n que comienza a hacerse un hueco en la ciudad.<\/p><p><br \/><br ocupada por las empresas dedicadas a la cer\u00e1mica, hoy en d\u00eda sin actividad debido a su cierre.<br \/><br \/>Se trata de una actuaci\u00f3n de <strong>renovaci\u00f3n urbana<\/strong> localizada en Suelo Urbano, con la finalidad de transformar y reurbanizar totalmente el tejido preexistente por causa de la obsolescencia funcional.<br \/><br \/>En el \u00e1mbito de actuaci\u00f3n se recalifica el suelo ocupado por las industrias cer\u00e1micas, a d\u00eda de hoy obsoletas, localiz\u00e1ndose en unazona que ha devenido en \u00e1rea residencial por el transcurso deltiempo, raz\u00f3n por la cual se procede a su renovaci\u00f3n <strong>con destino al uso de vivienda<\/strong>.<br \/><br \/>Adem\u00e1s se plantea un parque sostenible a los pies de La Plana con la voluntad de mejorar la conectividad y el medioambiente urbano de la ciudad.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t<div class=\"elementor-column elementor-col-50 data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>El \u00e1mbito delimitado est\u00e1 formado principalmente por <strong>tres grandes parcelas catastrales<\/strong>, dos localizadas m\u00e1s al sur junto a la Avenida Zaragoza y una m\u00e1s al norte, todas ellas fueron ocupadas por tejer\u00edas, que hoy han quedado sin actividad, debido al cierre de dichas industrias. La clasificaci\u00f3n del suelo que ocupaban es Urbano con Uso<br \/>Industrial.<\/p><p>La parcela situada m\u00e1s al norte est\u00e1 separada de las otras dos por una lengua de terreno clasificado como suelo no urbanizable. Esta franja de terreno sirve de soporte al camino el Valle, elevado en altura sobre las tejer\u00edas que lo delimitan.<\/p><p>La propuesta recalifica este terreno para dar continuidad al \u00e1mbito y as\u00ed proceder al desmonte necesario para eliminar la barrera que en la actualidad supone, entre las parcelas catastrales.
